ZONE VARIANCE No. ZV18-002 and MINOR SUBDIVISION No. MS18-012
CRAIG LARKINS - A request to vary from the minimum parcel size by creating one substandard sized A-1 parcel and reconfiguring another parcel with split zoning, due to a canal bisecting the parcel, resulting in parcel sizes of: Parcel 1 = 1.16 acres, Parcel 2 = 6.1 acres and a Remainder Parcel = 26 acres on property located on the north side of West Bloss Avenue, 950 feet west of North Golf Link Road, identified as Assessor’s Parcel Numbers (APNs): 045-160-050, 045-160-057, and 045-160-058. The property is designated Hilmar Community Plan - Low Density Residential and Agricultural land use and zoned R-1 (Single-Family Residential) and A-1 (General Agricultural). MT
1) Open/close public hearing;
2) Determine that no subsequent environmental review is required in compliance with Section 15183 – “Projects Consistent with a Community Plan or Zoning” and Section 15305 “Minor Alterations in Land Use Limitations” of the CEQA Guidelines based upon the Findings and Analysis listed in the Staff Report;
3) Approve Zone Variance No. ZV18-002 based on the findings listed in the Staff Report and subject to the proposed conditions of approval; and,
4) Approve Minor Subdivision No. MS18-012 based on the findings listed in the Staff Report and subject to the proposed conditions of approval.
